BMW Minnetonka is comprised of a 3.5-story parking ramp integrated with a two-story showroom, providing ample space for hundreds of new and pre-owned vehicles under one roof. The facility also features a 12-seat movie theater and several customer waiting areas, elevating the client experience. After two decades of restricting new car dealerships along Interstate 394, the City of Minnetonka approved this site contingent upon BMW’s plan to enclose at least half its inventory within the parking ramp. The project presented notable challenges, most significantly limited site access—construction was confined to a single access road—and the need to build through winter conditions. With the site located over swampy terrain, the entire slab-on-grade required post-tensioning to ensure structural stability in place of adequate subgrade support. Additionally, concrete placement was further complicated during periods of seasonal road load restrictions, obligating delivery in reduced three-yard batches.
